Neighborhood Update 3/23/10

Since the beginning of this year, four houses have sold in Alston Court, ranging in price from $120,000 to $130,000. Price per square foot for these four homes ranged from $103 to $123. Last year for the same time period two houses sold. Price per square foot for those houses ranged from $95 to $131. The data shows this year’s numbers for Alston Court are down just $3 per square foot for the same time period year-over-year.

How do these numbers compare with Crowfield Plantation as a whole? Six houses measuring up to 1500 square feet have sold in Crowfield Plantation so far this year. As previously mentioned, four of them were in Alston Court. The other two houses sold for $88 and $112 per square foot, which is an average of $100 per square foot – $10 per square foot less than we’re getting in Alston Court.

Today there are 10 active listings in Crowfield that measure 1500 square feet or less; two of them are in Alston Court. The Alston Court listings are priced at an average of $110 per square foot, right in line with what’s sold in the neighborhood so far this year.

Five listings in Crowfield measuring 1500 square feet or less are under contract or pending sale. They average $105 per square foot.

One very important thing to note is that of the four houses in Alston Court that have sold so far this year, only one of them sold for less than list price. It dropped from $129,900 to $124,900.

Alston Court Update 7/24/09

There’s been a fair amount of activity in Alston Court over the last three months. We’ve had one house sell, one is under contract, and there are currently three houses for sale.

The three for sale average $117 per square foot and range from $130,000 to $142,000. These are the houses for sale:

Goose Creek’s 2009 4th of July Celebration

It will be held at the Marguerite H. Brown Municipal Center from 7-9 p.m. on Saturday, July 4. There will be a jump castle, food vendors, and of course a fireworks display. The Fabulous Keys will also be playing.

Neighborhood Update 5/5/09

The usual winter selling frenzy has come to a close in Alston Court. There is just one house left on the market. That home is 114 Shropshire, listed at $125,000. Another home, 117 Alston Circle, was listed at $138,900 until today, when it was withdrawn from MLS.

114 Shropshire Drops to $129,000

Less than one month after coming on the market, 114 Shropshire has dropped in price again for a total of $14,900 in price reductions. The home was originally listed at $143,900 on March 20 and has now reduced to $129,000.

117 Alston Circle Up for Sale

Two homes are now on the market in Alston Court. We added 114 Shropshire  St. at $139,500 late last month, and this week we have 117 Alston Circle added to the mix.

This new listing at 117 Alston Circle is a 3 bedroom, 2 bathroom house with 1220 square feet for $138,900. One Up, One Down…

Two things have happened in the last couple of weeks in the Alston Court real estate market: One house closed, another went up for sale.

The one that closed was 134 Alston Circle. It sold for $131,500 after nearly 5 months on the market. Originally it was priced at $148,423. The home is 1179 square feet, three bedrooms, two baths.

The new listing is 114 Shropshire St. It is $139,500 for 1067 square feet. It is also a three bedroom, two bath home. With less than two weeks on the market, it has already dropped $4400 from its original list price of $143,900.

The latest listing to hit the market in Alston Court came today. It is 114 Shropshire Street, listed for $143,900. This home is a 3-bedroom, 2 bath home with vaulted ceilings and fireplace. Neighborhood Update 3/11/09

With all the doom and gloom in the real estate market these days, it’s time for the Alston Court Neighborhood Update. It may make you feel better, it may confirm your worst nightmare… It really just depends on who you are.

Stephanie Davis Named Rookie of the Year

The Charleston Trident Association of Realtors® (CTAR) presented awards of distinction for 2008 to the top 3% of its membership Tuesday morning. The Association honored members who demonstrated exceptional sales achievement, involvement in the Association, dedication to continued education, and adherence to the Realtor® Code of Ethics.

Members were recognized in groups that included Rookie Realtor®, Director’s Circle, President’s Circle, Executive Circle, and Commercial. There was also an award given to the Realtor® of the Year.

Stephanie Davis of Carolina One Real Estate in Goose Creek was the only Rookie Realtor® award recipient. She earned the distinction with 14 homes sold
