Can Anyone Write a Real Estate Contract?

Someone found this blog yesterday by asking a search engine, “Can anyone write a real estate contract?” This person could be living in Australia, for all I know, but I’ve noticed there’s rarely only one person with any specific question, so I thought I’d go ahead and answer it for anyone else who’s wondering.

In the state of South Carolina, you must have a license to buy and sell real estate, unless you are representing yourself in the transaction. What that means is, if you want to sell your house yourself, or if you want to buy your house yourself, you can fill out your own real estate contract. You may NOT fill out a real estate contract for someone other than yourself if you do not have a South Carolina real estate license.

Something to keep in mind: real estate contracts are legally binding. If you choose to buy or sell real estate without the aid of a real estate agent, I recommend you seek legal counsel.

Home Sales Update

With all the real estate activity going on in Alston Court these days, it makes sense for me to provide you with a periodic home sales update. It will probably come on Fridays, but you may not see it while I am in Kansas visiting my family. With that said, please know that if you ever have a question about what’s going on with the Alston Court real estate market, you can contact me by e-mail (even if I’m on the road) and I will be happy to tell you what I know. Here’s what I know right now:

  1. Good news! Another home has come under contract. After 140 days on the market, 117 Severn St. is one step closer to the closing table. I’m sure they were ready to sign those papers.
  2. The home at 126 Alston Circle has expired in the MLS, meaning it is no longer listed on the market with a real estate agent.
  3. And finally, 120 Shropshire St. is brand new on the market. As I said earlier this week, I will be holding an open house at this home Sunday, September 23, from 12 noon to 3 p.m. Please stop by for a quick snack.

Neighborhood Market Update

When I started this Web site and blog, I decided at a minimum I would keep up with all the real estate happenings in Alston Court. With 162 houses, it shouldn’t be too difficult. A drive through the neighborhood proves this has become quite a challenge!

There are a couple price reductions to make you aware of, and another home has just come on the market. The Web site is getting updated daily, but I’d be surprised if you visit it often enough to notice when there’s a subtle price change. So hopefully this post will be helpful for those of you who are also trying to keep up.

Heating Up in Alston Court

The homes for sale in Alston Court just keep mounting. I sent out a neighborhood postcard report this week that said there are three homes listed in the MLS, but there are actually four now. There are also four FSBOs. With all this activity I thought I’d dig a little to see what our neighborhood market is doing.

The good news is that 106 Ceinwein came on the market August 27 and is already under contract. It’s a great example of how a home priced right will sell in any market. Five other homes have sold in the last 6 months, with an average of 54 days on the market and at $120 per square foot.
