Today the price for 114 Alston Circle was reduced approximately $2000. Its new price is $147,896, which makes it the lowest priced home in the neighborhood with that floor plan, at about $140 per square foot. The home has been on the market since September 8, 2007. The seller is offering to pay $2000 toward the buyer’s closing costs if the buyer uses the seller’s preferred lender for loan approval.

We have two homes back on the market this week in Alston Court.

The first is 126 Alston Circle. It came on the market in July, was taken off the market in September, and put back on the market today. From what I understand, this home has been completely renovated and cleaned over the last month. The agent is the owner, and is asking $149,900.

I have just listed a home in Alston Court, bringing the number of homes for sale up to seven. The address is 107 Severn St., and it is offered at $140,900. It is an immaculate 2 bedroom, 2 bathroom home with a single garage and a finished 10 x 14 sunroom that leads from the kitchen to the beautifully landscaped backyard. The sellers at 105 Ceinwein have reduced their price this weekend to $152,500. I believe it was at $156,500 before. This brings the home down so that it’s priced at $122 per square foot, which is lower than average for this subsection of Crowfield Plantation. The home has been on the market for 16 days.

Also, we have a new FSBO player in Alston Court. Earnest at 100 Bronwen is offering his home for sale or rent. It is 3 BR, 2 baths in the first cul-de-sac you see when you turn into the neighborhood. Rent is firm at $900/month; sales price is $145,000. That puts his home at $137 per square foot.

Great news! Four homes are under contract now in Alston Court. Two of them were for sale by owner, and two of them were listed with real estate agents. The home at 106 Ceinwein actually went into a bidding war after spending just a weekend on the market. It was listed at $119,999 and sold for $122,999.

That leaves six homes for sale now in Alston Court, supposing everything with the four contracts go through. Congratulations to the sellers!!!
