Two bits of news you need to know about our market in Alston Court. First off, we now have eight homes for sale. The newcomer is 116 Shropshire Street, which is listed at $129,864. It is a ranch and has 2 bedrooms, 2 bathrooms, a 1-car garage and a fireplace. Cost per square foot is $139.33.

Secondly, if you’ve seen 107 Severn Street in the past, you should make plans to see it again. The house was spotless before, but this week the sellers have worked to take it a step further.

Neighborhood Market Update (12/24)

A couple of big things happened this past week in Alston Court. One was a huge price drop at 126 Alston Circle, the other was 107 Severn Street coming back on the market.

I’ve reported on several price reductions at 126 Alston Circle over the past few months. Usually it was pretty small, only a few hundred dollars. This time, however, the price has gone down from $143,500 to $135,000. It started at $149,900.

The home at 107 Severn Street went under contract December 9. It was put back on the market when the buyer released the contract about 10 days later. It is still priced at $140,900.

120 Shropshire Knocks Off $3K

There’s been a price reduction at 120 Shropshire in Alston Court. The home was previously offered at $149,875 and has been dropped to $146,899. This brings the property down to $139 per square foot, slightly above the neighborhood average of $134 per square foot.

Mortgage Pre-Approval

Before you make an offer on a house, it’s very important to get a letter of pre-approval from a lender. Most sellers today are playing it safe and not accepting any offers from buyers without this show of support from a lender.
