The Berkeley County Master’s Foreclosure List for the month of June indicates 100 Bronwen Ct. is a bank-owned property with a deficiency sale date of July 7, 2008. The Berkeley County tax records confirm that on June 19 the home was turned over to Wells Fargo. It needs some work, but it’s an opportunity to get a good deal on a house in Alston Court. Neighborhood Market Update 5/24/08

Things in Alston Court have really slowed down since the heyday of last fall when there were several listings on the market. All of a sudden everything has sold and all activity has stopped.

114 Alston Circle Sold

It was under contract for awhile, but 114 Alston Circle has finally closed at $144,000. With 1056 square feet, that puts the square foot value at $136 - up quite a bit from the current neighborhood average of $131 per square foot.

101 Bronwen is still under contract. List price was $125,000. 120 Shropshire is still on the market for $144,900.

In all, five homes have sold in the last six months in Alston Court. Average days on the market has been 96.

101 Bronwen Under Contract

Great news! Less than three weeks after coming on the market 101 Bronwen is under contract. The home is listed at $125K, which puts it at $130 per square foot. The house at 114 Alston Circle is also under contract.

Two other homes are still for sale in Alston Court. One of them is 120 Shropshire, which is $144,900 at 1056 square feet with three bedrooms. The other is 103 Severn Street, which is $129,900 at 967 square feet with two bedrooms.

Alston Court Neighborhood Update 3/11/08

One of five houses to go under contract this year in Alston Court closed on February 29. The home was 126 Alston Circle, and it sold for $135,000. It was on the market for roughly 164 days, with a break of about a month during that time. Price per square foot was $126.

With so much activity going on in Alston Court over the last six weeks, I decided to do some investigation on who’s causing all this movement to happen. What I found from the MLS is that over the last six months Prudential Carolina Real Estate has represented 50% of the buyers and sellers in the neighborhood.
