How do these numbers compare with Crowfield Plantation as a whole? Six houses measuring up to 1500 square feet have sold in Crowfield Plantation so far this year. As previously mentioned, four of them were in Alston Court. The other two houses sold for $88 and $112 per square foot, which is an average of $100 per square foot – $10 per square foot less than we’re getting in Alston Court.

Today there are 10 active listings in Crowfield that measure 1500 square feet or less; two of them are in Alston Court. The Alston Court listings are priced at an average of $110 per square foot, right in line with what’s sold in the neighborhood so far this year.

Five listings in Crowfield measuring 1500 square feet or less are under contract or pending sale. They average $105 per square foot.

One very important thing to note is that of the four houses in Alston Court that have sold so far this year, only one of them sold for less than list price. It dropped from $129,900 to $124,900.

The one under contract is 108 Shropshire St., which was listed at 1064 s.f. for $130,000. The one that sold was 114 Shropshire St., which sold in three months for $130,000 after starting at $143,900.

This year’s trend is following last year’s. There was minimal market activity in Alston Court two summers ago, then things started to heat up over the winter with several listings, the listings sold in the spring of 2008, and the summer had minimal activity again. Last fall several homes came on the market, some sold by spring, some rented, and now we are again down to just one home for sale.

Two  homes have closed in the last 90 days, both of them in March. Average price per square foot between the two of them was $103.50.

What will this summer hold? If you are thinking of selling your home this may be the perfect time to go for it. The last two summers indicate your competition will be at the beach.

This new listing at 117 Alston Circle is a 3 bedroom, 2 bathroom house with 1220 square feet for $138,900. The one that closed was 134 Alston Circle. It sold for $131,500 after nearly 5 months on the market. Originally it was priced at $148,423. The home is 1179 square feet, three bedrooms, two baths.

The new listing is 114 Shropshire St. It is $139,500 for 1067 square feet. It is also a three bedroom, two bath home. With less than two weeks on the market, it has already dropped $4400 from its original list price of $143,900.

How is the market doing? Well, if you’re in the market to buy or move up, things are GREAT! The government is offering an $8000 tax credit to first time home buyers (anyone who has not owned a house in the last three years and closes between January 1, 2009 and November 30, 2009); home prices are continuing to fall, making these the most affordable prices for Americans since 1971 when NAR started tracking the statistic; and the selection is the best it’s ever going to be.

But what if you’re a home owner? In Alston Court that means your value since last year has dropped from $131 per square foot to about $113 per square foot. Not a pretty picture. The good news is that Crowfield Plantation is one of the most desirable neighborhoods in Goose Creek (if not the most desirable) and Alston Court is the most affordable neighborhood in Crowfield Plantation. So you may have to take a hit if you decide to sell, but your buyers are first time home buyers. They are out there and your house WILL sell.

In the last three months two houses have sold in Alston court and there is one house under contract. The two houses that have sold are 103 Severn St. for $123,000 and 118 Shropshire St. for $129,000. Both those houses were on the market AWHILE before they finally sold, but they did sell. Others that were on the market have been rented out orthe home owners have decided to stay put. Those two sales put the average price per square foot in Alston Court at $113.

The house under contract right now is 134 Alston Circle, which started out at $148,423 last fall and dropped to $129,500 in January. That price makes the house $110 per square foot, which is right in line with the average for the neighborhood.
